Board Highlights

Highlights of RDTA Board Meeting May 28, 2013

The Board continues working to get vendors selected to do the various steps for rebuilding the unit on Via Romero that experienced the fire.

The Board voted to hire expert consultants to update the RDTA CC&Rs and By-Laws to meet current legal requirements. Owners will have an opportunity to review draft of revised documents and give feedback.

One last opportunity is being given to the residents in the building on Via Canon (facing Dominguez Ranch Road) that has old, unauthorized television cables attached to building exterior. A vendor is being selected to remove any cables not removed by the owners.

A building on Via Inez also has exterior television cables attached to building exterior and entering the end unit. This is being researched with Time-Warner to get unauthorized cables removed and proper cable access restored.

The auditor's report for fiscal year 2012 RDTA finances has been received and approved for distribution to all owners.

The Board approved some minor revisions to the criteria for qualifying for Customization of area inside of low front walls:
Cannot do anything that would attract animals, mammals, birds or reptiles, including installation of man-made structures that would attract animals or birds (such as bird feeders, pet food dispensers).

There will be annual inspection of licensed areas to verify compliance with terms of license.

The Board voted to hire Hoyt Roofing to handle the major project to fix broken tiles on unit roofs. As the original tile model is no longer available, we will do what we did last time. Sections of roof with old tiles are removed, "harvested" and used to do repairs on other roofs where needed. The sections where tiles were harvested get replacement tiles that look the same as the old tiles, but have different under structure and are a sturdier version of tile. Not only enough tiles to do existing tiles repairs will be harvested, but additional tiles to have available for anticipated repairs for the next 4-5 years. Hoyt will be storing these extra tiles for us. While Hoyt is here doing the roof repairs, they will also do tile roof maintenance that includes checking flashing and seals around vents in the roof. This total project will cost $95,360. These funds come from our Reserve Funds set aside for exactly this type of upkeep.
