renting a unit in Rancho Dominguez Townhomes Association, a
private condominium community in Yorba Linda, California.
Prospective buyers/renters that have questions regarding their legal
rights and responsibilities should consult with the Association's
Governing Documents and should consider consulting with their own legal
counsel (and/or real estate agents or other legal professionals)
concerning such legal rights and responsibilities. no warranties or
representations are given with respect to the accuracy and the legal
effect of the information contained in this document.

If you are a prospective buyer or prospective renter:
RDTA is an exceptionally lovely community to live in. There are 206
units whose owners share ownership of the Common Area, which includes
extensive greenbelts, pool area, tennis courts, tot lot, and private
streets. The people of our community take pride and interest in
maintaining the community. To do this it is necessary to have guidelines
to protect the safety of our residents and the appearance of our grounds
and buildings.
As you are in escrow:
Understand what will be expected of you as a resident of a planned community
As an owner you will be obligated to know and abide by the following
regulations. So, it is important that you carefully review the following
important documents in your escrow package. All of these are enforceable.
- Covenants, Conditions and Restrictions (CC&Rs) with the rules established to protect the rights and property values of each homeowner.
- By-laws that outline how the organization is run.
- RDTA Rules and Regulations that provide day-to-day rules established by the Board of Directors.
Owners, tenants, and guests are bound by all of these regulations.
Items to be sure to receive at close of escrow
- Entry door keys
- Mailbox keys - If you wish to change the lock, arrange with the Yorba Linda Post Office.
- Cardkey for access to RDTA pool area and tennis courts - This is a white business-card sized magnetic cardkey. If you do not receive this cardkey, you will be required to purchase a new one.
As you are moving in:
Important things to know
- Consider how you plan to access television. The unit has built
in cable. We know that you are allowed to install a satellite dish.
Please understand the law allows RDTA to make reasonable guidelines that
you must follow, and we have complied with the law. Mandatory
pre-approval is absolutely required for satellite dish installation or
U-verse installation. Contact the Architectural Committee through the property management company for this approval.
Should you move into a unit with a satellite dish already installed: 1)
If you will be using this dish, check with the property management company to be
sure the dish is registered. Submit application to transfer registration
into your name. This will include verification that dish installation
was done correctly. OR 2) If you will not be using this dish, contact property management company to
cancel registration for this dish. This process will include that you
follow instructions for correct removal of dish and repair of building
surfaces.
- RDTA has guidelines/Rules and Regulations that requires the submittal of your contact information so that the property management company can contact you in case of an emergency.
- Note that all private RDTA streets are fire lanes and must be kept open to allow emergency vehicle access. Parking is only allowed in marked guest parking stalls. All other areas on our streets - including in front of your garage door - are fire lanes and any unattended vehicles are subject to towing.
- You are offered courtesy ten-day safelisting (authorized parking in
guest parking stalls) for all of your vehicles. Contact property management company to arrange for this. Ten-day safelisting allows you time to
store boxes in your garage and gradually move in. After the ten days, you
are expected to park your vehicles in your garage. If this is not
working out, check the parking options posted in the Parking Section. If you have
overnight guests, be sure to safelist (register) their vehicles with our
parking patrol service, so your guest's vehicles can
park in marked guest park stalls (and not be cited). Parking rules are
enforced by a parking patrol service.
- Trash pick-up is typically on Fridays. To be picked up, your trash
must be inside of the trash containers. Trash containers are only to be
out for a brief period of time, then returned to your garage - at the
most Thursday evening to Saturday morning. The cost of trash pick-up is
included in your monthly RDTA fee. Holidays often delay trash pick-up by
one day. For bulky items you are allowed three free special pick-ups
each year.
- RDTA has an extensive website at rdta.org.
- Check with the RDTA Architectural Committee before you begin
any remodeling projects (inside and outside). Better to know ahead of
time if there are any limiting regulations for the changes you want to
make. If a structural wall, external changes, or utilities are involved,
then expect an application for approval to be required. Common items
requiring pre-approval include satellite dish; retrofit windows and
sliders; patio cover and decking; garage, entry and pedestrian doors;
screen door; entry light fixture; and can lights. If the City of Yorba
Linda requires a building permit for something, then RDTA requires you
to work with the Architectural Committee to guide you through this
process and to be sure the permit is finalized. There is extensive
important information in the Architectural section. Failure to make application before you begin any work may result in a monetary fine.
- The website has a Who To Call section that will provide you with many of the community phone numbers you will be needing.
- Common Area refers to everything within the RDTA property,
excluding what is inside of the footprint of your private use area
(including your unit, private patio, and garage). Maintenance, repair, and replacement responsibilities are itemized in the Association's Governing Documents.
- The website has a FAQ (Frequently Asked Questions) section with information you may be wondering about.
Living in a planned community requires you to be a good neighbor
- Keep noise levels to a moderate level in your private patio area, especially between 10:00pm and 6:00am.
- Smoking is NOT allowed anywhere in the RDTA Common Area, including private streets. Should you smoke in your private patio area, please be considerate of the impact on your neighbors.
- Keep your private property within your unit, private patio, and garage.
- Owners are responsible for the actions of their guests, tenants, occupants, family members, etc. Impress upon your guests, tenants, occupants, family members, etc. the need to respect the Common Area property.
- One magnetic cardkey is issued to each unit. It is to be used only
by you, your family and your guests to access the pool area (with adult
pool and children's wading pool) and tennis area (with courts and two
basketball hoops). Never loan out your cardkey. You are responsible for
every individual you allow in with your cardkey. There is a fee to
replace a lost cardkey. There is also a tot lot (children's play area
that includes climbing apparatus and slide). Note that the pools are heated from around
Memorial Day through October.
- Motorized vehicles within our complex must be registered and insured and operated by a licensed driver.
- No one is allowed on the roofs of units or garages. This
includes residents, guests, and vendors. If there is a special situation
that requires roof access, prior authorization must be arranged with the
property management company. A fee may be involved. Failure to comply may result in a monetary fine.
- Building exterior and landscape maintenance are the responsibility
of RDTA and are supervised by the property management company. It is appreciated when residents alert
the property management company about matters that need attention. Owners are responsible
for maintaining their private patio areas. Be sure trees are kept pruned
to be no higher than the bottom of a second story window. There are to
be no vines on stucco walls, and vegetation must not encroach onto roofs
or neighboring property.
Pets have rules, too
- Pets are limited to two per household.
- Pets must not make an unreasonable amount of noise or be a nuisance to residents of our complex.
- Dogs in our Common Area must always be on a leash, never running loose.
- Pets are never allowed in the pool and tennis areas.
- Always clean up after your pet, even in your own patio.
RDTA governing body
- There is a five member RDTA Board of Directors that is elected to
two-year terms on a staggered basis. Each Board member volunteers his or
her time and effort to arrange for and oversee maintenance and upkeep of
the Common Area property and to enforce the CC&Rs in accordance with the
established By-laws.
- RDTA Board meetings are the second Thursdays of most months. You are welcome and encouraged to attend.
- The RDTA fiscal year is March 1 through February 28. The annual
meeting is held in February. A majority of owners
must be represented to establish a quorum in order to conduct business
and hold an election for vacancies on the Board of Directors.
- There are several committees that support the work of the Board of
Directors. You are encouraged to volunteer to work on a committee.
If you are renting or leasing
- You are to receive a copy of the governing documents (RDTA CC&Rs,
By-laws, Rules & Regulations), and are responsible to comply with these
regulations.
- Owner must register their authorization for you to live in their
unit.>
