** The original manufacturer of the Millennium door is no longer making it. To continue to offer you two options, RDTA located the company that purchased the molds for this door. As of September 22, 2009 the second approved door is clarified as "Unique Millennium Replacement Non-shadow Groove Line, Long Panel Design, No Windows, White, Steel Back". This door must be manufactured by Unique Garage Door Company. When ordering the door you must use the complete description "Unique Millennium Replacement Non-shadow Groove Line, Long Panel Design, No Windows, White, Steel Back. Note: This will be a special order and may take two or three weeks to process."

The Board has also approve a flip up version of approved garage door models, if the homeowner is unable to use the roll up garage door due to garage cabinet installation.

When comparing prices, ask each vendor to quote one price that includes the door, installation, and tax. Be sure they will cart away your old door. If you have a newer model door opener (operator), you may be able to have this remounted for the new door. Ask if remounting of old opener is included in the price or an extra charge. If your opener is quite old, it may not meet current safety standards and may not be strong enough to operate the new steel door.

Any wood repair to garage door (frame or sheathing) requires the door be replaced with either of the two approved steel models.

Section 24. Each Owner shall, subject to the terms and provisions of this Declaration, including, but not limited to, those provisions pertaining to maintenance and repair by the Association and the Article hereof entitled "Architectural and Landscaping Control," and subject also to the terms and provisions of any Supplementary Declaration recorded in accordance with the terms and provisions of Article II hereof:

(c) Repair, maintain or replace Garage doors, including, without limitation, hinges, springs and other parts of the door mechanism;
